Dryer Vent Cleaning

A load that used to dry in 40 minutes now takes 90. That is lint, packed somewhere between the back of the drum and the cap on the outside wall, sitting inches from the heating element. That is how dryer fires start. We pull the dryer, open it up, clear the cabinet, then run the whole line to the exterior and check the flap actually opens.

Why take the dryer apart instead of just brushing the vent?

A brush run down the vent from the outside clears the pipe. It does not touch the lint packed around the blower housing and the heating element inside the machine, and that is where the heat is. Skip it and the dryer still runs hot, still takes two cycles, and the risk stays where it was.

We open the unit, clear the cabinet and the floor behind it, then clean the full run out to the hood and confirm air is actually moving when we put it back together. It is a longer visit. It is also the reason people call us back three years later instead of calling somebody cheaper.

NADCA recommends once a year, and that covers most households. If you run five or more loads a week, have a long or roof vented run, or share the house with a shedding dog, every six months is closer to right. Coastal homes with birds getting into the exterior hood sometimes need a look in spring regardless of the calendar.

The obvious sign is two cycles for one load. A normal load should be dry in about 40 minutes. The quieter signs come first: the drum feels hot to the touch, the laundry room gets humid while the dryer runs, or lint collects around the outside vent. Newer machines throw a "check vent" or restricted airflow warning that people often mistake for a failing appliance.

It depends on how many supply and return vents you have, how the system is laid out, and how easy it is to reach. Rather than charge every house the same flat rate, we publish a starting rate for each service and then quote your home in writing after a short phone call. No. The system stays sealed to our equipment while we work, so debris leaves the house instead of landing in the room. We put down protection, move what needs moving, and put it back. Customers regularly write that the laundry area was cleaner when we left than when we got there.

A dryer vent runs 45 to 60 minutes in a typical home. A full air duct cleaning is usually two to four hours depending on the size of the system. If you book both on one visit we will give you the combined window up front.

Fair question, and the honest answer is that it depends on your house. It earns its keep after a renovation, when you buy a home and inherit someone else's dust, when there are pets in the house, or when a family member is struggling with allergies through the heating season. If your ducts are clean, we will tell you so and you will get photos proving it. What makes the service look like a scam is the crew that shows up on a cheap coupon and then finds a basement full of problems that were not on the price sheet.
